## Market data this week: rates hit a seasonal high, Fannie holds firm at 6.4%

No relief on the rate front this week — and probably not before Labor Day either.



Freddie Mac's latest survey, released Thursday, showed the average 30-year fixed mortgage climbing to 6.55%, up from 6.49% the prior week.

 By Sunday evening things got a touch worse: 

the average 30-year fixed-rate mortgage rose six basis points to 6.53% APR as of Sunday, July 19, with the 15-year holding at 5.9% APR according to NerdWallet's Zillow-sourced data.

 Intraday readings have been even higher — 

a U.S. News/Zillow snapshot on July 17 put the 30-year purchase rate at 6.749%, described as forcing buyers to recalculate their budgets amid a heated summer housing market.



What's driving it? 

Rates came out higher this week despite data showing inflation weakening in June — improvement that may have been erased by the U.S.-Iran ceasefire completely falling apart, with renewed fighting putting inflation fears back on the table.

 

Rates have also drifted upward since the June Federal Reserve meeting — not because the central bank held rates steady, but because of the hawkish tone for future monetary policy, with the majority of policymakers now expecting a rate hike will be necessary later this year.





Fannie Mae released its July 2026 Housing Forecast this week and still expects the 30-year rate to stay at 6.4% through the end of 2026, though it now foresees it dropping slightly to 6.3% at the beginning of 2027 — a bit earlier than its June call.



The local context: 

the median sale price for single-family homes in the Tampa Bay area sits at approximately $400K in early July, and has remained around this price point for over two years, even as interest rates continue to hold above 6%.

 

Inventory levels remain below full market equilibrium at a 3.9-month supply, but homes are sitting longer and listing prices are being reduced as seller concessions increase.

Tampa's best restaurant group keeps stacking the deck. 

Carnivore Club, a 28-seat chef's counter specializing in wood-fired meats, is set to open this month

 at the Rome Collective in North Hyde Park — the same mixed-use village that's already home to some of Tampa's most talked-about dining. 

Kingfish, a sushi bar, follows in August, also from the Tastes Pretty Good group, which is having quite a year.

 A 28-seat counter focused entirely on wood-fired proteins, mid-July in Tampa — that's the kind of sweaty, smoke-scented opening worth making a reservation for early.

On the St. Pete side, the city got some national recognition worth noting. 

Elliott Aster, the gorgeous Italian restaurant at St. Petersburg's Vinoy Resort & Golf Club, just received recognition from OpenTable as one of America's top hotel restaurants.

## Infrastructure watch: Tampa's $60M Riverwalk expansion breaks ground

Construction is now officially underway on Tampa's long-awaited West Riverwalk expansion — a nearly $60 million effort to extend the city's waterfront multi-use trail along the west side of the Hillsborough River. Tampa Mayor Jane Castor and city leaders gathered at the river earlier this month to celebrate the milestone.

 

Construction crews are building support structures for two new pedestrian bridges and an overwater observation deck, drilling massive support columns into the riverbed. Once completed, the riverwalk will span 12.2 miles, connecting downtown to neighborhoods including Hyde Park, North Hyde Park, and West Tampa.



That kind of infrastructure tends to price nearby neighborhoods in one direction.
