Shore Acres
Everything you need to know about Shore Acres in St. Petersburg, FL โ home prices, flood zones, schools, lifestyle, and what it's like to actually live here, written by a Shore Acres resident and licensed agent.
What Shore Acres Is
Shore Acres is a waterfront residential neighborhood in northeast St. Petersburg, Florida, built primarily on filled land between Tampa Bay and Coffee Pot Bayou. It contains approximately 2,400 single-family homes across roughly 0.9 square miles, making it one of St. Petersburg's larger contiguous single-family neighborhoods. The neighborhood is bounded roughly by 40th Avenue NE to the south, Tampa Bay to the east, Weedon Island Preserve to the north, and 4th Street North to the west.
I'll be straight with you: I live in Shore Acres. I bought here, I work here, and I'm not going to give you a sales-pitch version of the neighborhood. This guide covers what's great, what's complicated, and what you actually need to know if you're considering Shore Acres.
The Honest Pros and Cons
What residents love:
The water access is the headline. A significant percentage of Shore Acres homes have direct water access via the network of canals connecting to Tampa Bay, meaning you can have a boat behind your house in a way that's increasingly rare and expensive in Florida. The neighborhood culture is genuinely tight-knit โ there's an active civic association, multiple annual community events (the holiday boat parade, the spring clean-up, neighborhood garage sales), and the kind of "wave to your neighbor" feel that's hard to find at this proximity to a downtown core.
What residents deal with:
Flood risk is real and it's not optional to think about. Shore Acres has flooded multiple times in the past decade, including significant flooding events in 2017 (Hurricane Irma), 2022 (Hurricane Ian's tidal surge), and 2024 (Hurricane Helene). Many homes have been raised in response, but it's a neighborhood where flood insurance is mandatory for most homes with mortgages and where storm preparation is part of life from June through November.
Home Prices and Market Dynamics
As of Q1 2026, the Shore Acres housing market shows the following characteristics based on Stellar MLS data:
- Median sale price: ~$625,000
- Year-over-year change: +4.2%
- Median days on market: 38 days
- Price per square foot range: $300-$650 depending on water access
- Inventory: 2.8 months of supply (slightly favorable to sellers)
The price range in Shore Acres is wider than most St. Pete neighborhoods because the housing stock varies dramatically. Original 1950s-1960s ranch homes that have not been updated or raised can sell in the $400-$525K range. Mid-renovation homes typically run $550-$725K. Newly built or significantly remodeled raised homes on water frequently exceed $1.2M. Truly premium waterfront with direct Tampa Bay views routinely transact above $2M.
Flood Zones and Insurance โ Read This Carefully
This is the section I tell every prospective Shore Acres buyer to read twice.
The majority of Shore Acres falls within FEMA Flood Zone AE, with select areas closer to open water designated as Zone VE (the higher-risk velocity zone). What this means practically:
- If you have a federally-backed mortgage, flood insurance is required, not optional
- Annual flood insurance premiums typically range from $3,200 to $8,000+ depending on elevation, year built, foundation type, and whether the home has been substantially renovated
- Homes built or substantially raised after 2017 generally qualify for significantly lower premiums under the current Risk Rating 2.0 system
- The 50% rule applies: if you spend more than 50% of the home's pre-improvement value on renovations, you may be required to bring the entire structure up to current flood elevation requirements
I work with a few specific insurance brokers who specialize in Shore Acres and can quote accurately before you make an offer. The insurance number can swing your monthly payment by $300-$700, so getting a real quote before going under contract matters more here than almost anywhere else in Pinellas.
What It's Like to Live Here
Daily life: Shore Acres is functionally a residential bubble. There are no commercial corridors inside the neighborhood โ for groceries, restaurants, or services, residents drive 5-10 minutes to either downtown St. Pete (south) or the Gateway/Carillon area (north). The trade-off is no through-traffic, very quiet streets, and the kind of neighborhood where kids ride bikes to school.
Recreation: Shore Acres Park and Recreation Center is the community hub, with tennis courts, playgrounds, and active league sports. Many residents are members of the Shore Acres Mini Park boat ramp. The proximity to Weedon Island Preserve (immediately to the north) gives you 3,700 acres of nature trails, kayaking, and fishing within minutes.
Volleyball and outdoor culture: North Shore Park is a 5-minute drive south for sand volleyball courts, and the broader northeast St. Pete outdoor culture (running along Coffee Pot Boulevard, kayaking the bayou, sunset boat trips) is strong here.
Commute: Downtown St. Pete is 10-15 minutes by car. Tampa is 30-45 minutes via I-275 depending on traffic. Tampa International Airport is approximately 30 minutes. There is no meaningful public transit option โ Shore Acres is a car-dependent neighborhood.
Schools
- Elementary: Shore Acres Elementary (within the neighborhood)
- Middle: Meadowlawn Middle School
- High: Northeast High School
Pinellas County also offers an extensive magnet and choice program, and several private school options are within 10-15 minutes including Canterbury, Shorecrest, and St. Paul's.
Who Shore Acres Works For
Shore Acres makes the most sense for:
- Boaters and water-access lovers who want canal frontage at a price point well below comparable neighborhoods like Snell Isle
- Families who value a residential bubble feel with strong community ties
- Buyers comfortable with Florida coastal risk and the ongoing reality of hurricane preparation and elevated insurance
- Renovators willing to take on or maintain a raised home
Shore Acres is probably not the right fit for:
- Buyers who want a walkable, urban-density lifestyle (consider Old Northeast or downtown instead)
- Buyers who need to minimize ongoing carrying costs (flood insurance and post-storm maintenance are non-trivial)
- Investors looking for short-term rental properties (St. Pete STR regulations are restrictive in residential neighborhoods)
