What I actually do

I represent buyers, sellers, and investors across the Tampa Bay region — primarily Pinellas County, with active deals in Hillsborough and Pasco. My deepest expertise is in the northeast St. Pete corridor (where I live), waterfront and canal-front properties, and the financial mechanics of buying in flood-zoned coastal Florida.

I built this site so that anyone researching St. Pete real estate can get real answers without being funneled into a lead-capture machine. Every page links to my contact form, but nothing is gated. Read everything before you ever talk to me — that's the point.

What I don't do

• I don't run a team — when you reach out, your email comes to me, not an assistant
• I don't use pressure tactics, manufactured urgency, or "best and final" theater
• I don't represent both sides of a deal — dual agency is a conflict and I refuse it
• I don't recommend houses that won't insure or pencil — even when commission is on the line

Why I'm building ListingLift

Alongside this practice, I'm building ListingLift — an AI tool that helps real estate agents produce better marketing for their listings. That work shapes how I approach this site too: data over hunches, transparent about what we know and what we don't, and tools that compound over time rather than tactics that flame out.

The commission revenue from this practice funds ListingLift's development. The transparency of this site is intentional — it's the same philosophy I want the product to embody.
