I'll be straight with you: both neighborhoods are on islands in Boca Ciega Bay, and neither gets a free pass on flood risk. Here's the reality—everyone in Pinellas County lives in a flood zone; the only question is the level of risk.
Zone AE is common along canals, bayous, and parts of Boca Ciega Bay, indicating areas with a 1% annual chance of flooding—a "100-year flood." Many parcels in both communities carry AE or VE designations, meaning lenders almost always require flood insurance.

Bayway Isles is similarly car-dependent. The Pinellas Bayway connects both communities quickly to I-275, downtown St. Pete (about 12 miles north), and St. Pete Beach (about 5 minutes west). Neither neighborhood has meaningful public transit access—if you're car-free, look elsewhere.
