The median home price in Valrico sits in the $413,000โ€“$455,000 range, with Redfin's November 2025 data at $413,000 and more recent 2026 MLS data showing a median near $454,753.

That consistency across platforms tells a real story: Valrico is holding value through the broader correction, driven by school-zone demand that doesn't evaporate when interest rates shift.

Homes in Valrico typically cost $50,000โ€“$150,000 more than comparable properties in Brandon or Riverview, and buyers pay that premium willingly for the school zoning and neighborhood character.

Prices on the Valrico side of the Bloomingdale corridor run $370,000โ€“$550,000, with homes on quarter-acre to half-acre lots with mature landscaping, screened pools, and updated interiors.

Brandon tells a different story. The Brandon housing market in Q3 2026 shows a median sale price of approximately $380,000, up 3.8% year-over-year, with homes selling in a median 26 days and summer inventory rising to 245 active listings.

At that price point, a first-time buyer gets a solid 3-bedroom, 2-bathroom single-family home with a two-car garage in most neighborhoods.

Brandon median prices run roughly $50,000 to $80,000 below comparable South Tampa or Westchase neighborhoods, with similar access to employment centers, retail, and dining along SR-60.

Flood & Insurance: The Number That Changes Everything

Both Valrico and Brandon get unfairly tarred by association with coastal Tampa Bay flood headlines. The reality is more nuanced โ€” and mostly favorable.

Most of Valrico sits in FEMA Zone X, which has minimal flood risk. However, specific properties near creeks, drainage channels, and low-lying areas may be in Zone AE or AH, which carry higher flood risk and require flood insurance.

Flood is usually a property-level issue in Valrico rather than a broad citywide headline, but drainage, pond exposure, roof age, and insurance on older homes still need to be screened carefully.

Brandon's picture is similar. Brandon's biggest natural advantage is its inland location. While communities on the coast face the dual threat of hurricane-force winds and storm surge, Brandon sits far enough inland that storm surge is essentially a non-factor โ€” dramatically reducing the risk of catastrophic property damage compared to waterfront areas in Tampa, St. Pete, or Clearwater.

Some areas of Brandon do fall within FEMA-designated flood zones, particularly near the Alafia River, Bullfrog Creek, and low-lying areas around certain retention ponds.

The practical upshot: Brandon and Riverview sit east of the bay, well outside surge zones, and are generally insurance-friendly โ€” and the same holds for Valrico. On a specific address, however, flood zone can flip your insurance bill dramatically. I pull FEMA flood maps and request insurance quotes before my buyers fall in love with a home. Don't skip this step.


Lifestyle & Who Lives There

Valrico is where families come when schools and lot size are non-negotiable. Sitting just east of Brandon, Valrico offers a semi-rural feel with larger lots, mature oak trees, and access to some of the highest-rated schools in Hillsborough County.

Valrico is what Brandon and Riverview used to feel like 20 years ago โ€” quieter, greener, with the largest lots of the three. If you want a half-acre or more without driving to Plant City, Valrico is your spot.

The trade-offs are real. Valrico has fewer dining and retail options โ€” you'll go to Brandon or Riverview for most shopping โ€” less new construction inventory, and some areas have limited sidewalks and street lighting.

Brandon is a different animal entirely. Groceries, doctors, gyms, restaurants, schools, hardware stores, banks, and entertainment are all within a reasonable drive from most Brandon addresses.

Brandon doesn't have a charming downtown or a walkable main street โ€” it's suburban through and through. What it does have is convenience: if you can drive to it, Brandon probably has it closer. Brandon's real estate market in 2026 is one of the most active in eastern Hillsborough County, with a combination of established character, strong school zones, and retail convenience that creates persistent buyer demand across price tiers.

Demographically, both areas attract families, but Brandon pulls more first-time buyers, young professionals, and move-up buyers priced out of South Tampa. Valrico attracts more established families willing to pay the school-zone premium and trade proximity for peace and square footage.


Getting Around: Commute & Walkability

Neither Valrico nor Brandon is walkable by traditional metrics โ€” you will need a car. Don't let anyone sell you otherwise.

The commute to Tampa from Brandon is manageable for most of the area, especially with Selmon access.

Traffic on SR-60 and around Brandon Exchange can be genuinely rough during peak hours , so where exactly you live in Brandon matters a lot for your daily grind.

Valrico sits further east, which translates to a longer baseline commute. The trade-off for Valrico's larger lots and quieter streets includes a higher median price and a longer commute to Tampa. For remote workers or those with flexible schedules, the difference is negligible. For daily I-75 / Selmon commuters, budget an extra 10โ€“20 minutes each way compared to the western edge of Brandon.

Plan your housing decision based on commute frequency: if you're remote, the suburbs are easy; if you're five days a week downtown, sub-25-minute commutes meaningfully change your quality of life. That's advice I give every client before we write a single offer.


Who Should Choose Valrico vs Brandon?

Choose Valrico if you are:
