Westchase vs Carrollwood: Which Tampa Suburb Fits Your Life in 2026?
Westchase or Carrollwood? Compare prices, flood risk, lifestyle, and schools honestly before you buy or sell in northwest Tampa in 2026.
On the map
A wider view of the neighborhood and its boundaries.
Bottom line up front: Westchase is the pick for buyers who want a newer, master-planned community with a walkable town center, a public golf course, and don't mind paying a $100,000โ$150,000 premium to get it. Carrollwood is the smarter move for buyers who want more house and lot for the money, a mature tree canopy, and a genuinely established neighborhood feel โ without mandatory CDD fees eating into their monthly budget. Both are excellent; the question is what you're willing to trade.

Prices: What Your Dollar Actually Buys
Let me give you the real numbers โ not what Zillow's AVM spits out, but what homes are actually closing for.
In Westchase, homes sold for a median price of $504,872 in May 2026. Redfin data points to a similar figure: the median sale price in Westchase was $515K last month, down slightly year-over-year, while the median sale price per square foot is $311, up 11.1% over the past year. That divergence โ softening sale prices but rising price-per-foot โ tells me the composition of what's selling has shifted toward smaller units. The average days on market in Westchase is approximately 57 days, which means buyers have some room to negotiate but well-priced listings still move.
On the Carrollwood side, the story is more nuanced because "Carrollwood" spans three ZIP codes with meaningfully different baselines. Carrollwood's Q2 2026 median sits around $425,000, up from $415,000 in Q1.
The median home price across Carrollwood runs around $479Kโ$528K depending on whether you're in Original Carrollwood or the higher-baseline Carrollwood Village.
Lakefront homes on Lake Carroll and golf-view homes in Carrollwood Village trade at $700Kโ$1M+.
The practical delta: Westchase costs $100Kโ$150K more for comparable homes and has mandatory HOAs, often $100โ$200 per month.
Westchase's 2026 master HOA assessment is $477 per year โ about $40 per month โ before any sub-HOA or CDD amounts. Those sub-HOA and CDD fees can double or triple that number depending on which village you land in. Carrollwood, by contrast, has pockets with zero HOA at all. The lack of heavy CDD fees makes Carrollwood a compelling alternative to newer communities where you pay a premium for a smaller lot.
For sellers: Westchase prices have softened modestly year-over-year following strong appreciation in prior years, so pricing strategy matters more than it did in 2022. In Carrollwood, the housing market has shifted into buyer-friendly territory in 2026, with inventory surging and median prices stabilizing after years of rapid appreciation. Don't let a Zestimate set your list price in either market right now โ pull real comps.
Flood & Insurance: The Cost Nobody Talks About
This is where I see buyers get blindsided more than anywhere else. You fall in love with a house, you're under contract, and then the insurance quote arrives.
While much of Westchase falls in FEMA Zone X (moderate to low risk), Tampa's flat terrain, intense summer rainstorms, and tropical storm activity mean that even "low-risk" properties can experience flooding. That's not a hypothetical. Situated near Rocky Creek, Sweetwater Creek, and the upper stretches of Tampa Bay, these west Hillsborough communities face high flood risks each year, and the past few hurricane seasons saw intense storm surge and repeated neighborhood flooding. The critical point: Westchase's more recent flooding has proven that risks are not restricted to waterfront addresses.
For Carrollwood, the picture is somewhat more favorable. Much of Carrollwood sits at higher elevations and falls in FEMA Zone X โ the minimal-risk designation โ which means flood insurance is typically not required by lenders.
Sections immediately adjacent to Lake Carroll, White Trout Lake, and other water bodies may fall in AE zone and require flood insurance, but unlike coastal South Tampa or Shore Acres, Carrollwood has no storm surge exposure.
What does flood insurance actually cost? Zone X coverage runs $400โ$700 per year through NFIP or private carriers, while Zone AE (inland, moderate elevation) runs $700โ$1,800 per year. My advice: run the flood zone lookup on any specific property before you write an offer in either neighborhood โ not after. Use Hillsborough County's My Flood Zone tool at hcfl.gov, and have an independent insurance agent quote coverage on the actual parcel.
Lifestyle & Who Lives There
These two neighborhoods feel fundamentally different the moment you drive through them.
Westchase is a 10-square-mile master-planned community built between 1991 and 2005. Surrounded by mature oaks with land dotted by lakes and ponds, Westchase is a deed-restricted community in northwest Hillsborough County.
Nearly 30 neighborhoods make up the Westchase community, each with its own amenities. The community hub is West Park Village: West Park Village functions as the community's town-center retail area, with walkable access to restaurants, coffee, and everyday conveniences.
Social activities include First Friday events, movies in Baybridge Park, and food truck rallies. It's a community that has consciously engineered its own culture. Most residents are families and dual-income professionals. The aesthetic is consistent, intentional, and โ let's be honest โ a little uniform. That's a feature to some and a drawback to others.
Carrollwood is older, messier, and arguably more interesting. Carrollwood is northwest Tampa's most established suburban area, developed from 1959 around 210-acre Lake Carroll, now encompassing roughly 35,000 residents across Original Carrollwood and the larger Carrollwood Village master-planned community.
Mid-century ranch homes sit under mature oaks near a private motorboat lake; Carrollwood Village adds country club golf and resort amenities. The dining and retail scene along Dale Mabry Hwy is more eclectic and less curated than West Park Village โ which is exactly what some buyers are looking for. Carrollwood offers more character, more restaurant diversity, and significantly better value per dollar.
In 2026, Carrollwood continues to attract a diverse mix of buyers: young families appreciate the school quality and parks; professionals commuting to Tampa's business corridors, the airport, or MacDill Air Force Base prize the central location; and remote workers drawn to Tampa Bay from higher cost-of-living states find that Carrollwood delivers the suburban lifestyle they're seeking at a price that still makes sense financially.
Getting Around
Both neighborhoods are car-dependent for most daily trips โ this is northwest Tampa, not South Tampa or St. Pete. But the specifics differ.
Westchase is a great option for downtown commuters thanks to the Veterans Expressway and is conveniently accessible to Tampa International Airport, St. Pete, and Clearwater โ all roughly 30 minutes away.
Westchase residents also have easy access to the Upper Tampa Bay Trail, a 16-mile path considered one of Florida's finest. Within the community itself, walkability is genuine near West Park Village, but most of the 30 sub-villages require a car.
Carrollwood's commute story is hard to beat. You are roughly 20 minutes from downtown Tampa, 15 minutes from Tampa International Airport, and have easy access to Veterans Expressway and I-275.
Using the Veterans Expressway, the drive to TPA takes 10โ15 minutes in normal traffic โ frequent travelers can leave their house 45 minutes before a domestic flight and be comfortable. Walkability within Carrollwood is inconsistent: some areas lack sidewalks entirely, and walkability is not equal across sub-neighborhoods. The Carrollwood Village Park area โ with its trails, dog park, splash pad, and fitness equipment โ is a genuine community asset, but you'll drive to get there from most addresses.
Who Should Choose Westchase vs Carrollwood
Choose Westchase if you:
- Want newer construction (1991โ2005 stock) with modern floor plans and community pools already in place
- Value a walkable town center and organized community events as part of daily life
- Are prioritizing school consistency โ the Westchase feeder pattern to Sickles High School is a significant draw
- Don't mind HOA governance and the predictability it brings
- Have a budget comfortably above $500K for a single-family home
Choose Carrollwood if you:
-
Want more square footage and lot size for the same dollar โ Westchase comes in higher with a Redfin 2026 median sale price of about $528K versus Carrollwood's approximately $384Kโ$425K depending on sub-area
-
Are an investor: investors target Carrollwood for long-term rentals given sustained demand and strong rent growth in northwest Tampa
-
Want architectural variety โ from mid-century ranches to updated lakefront estates โ rather than a uniform aesthetic
-
Are relocating from out of state and want maximum location advantage: downtown Tampa, TPA, and Westshore all within 20 minutes
-
Prefer neighborhoods with optional or no HOA
The verdict for sellers: If you're selling in Westchase right now, price sharply โ the 33626 ZIP code is currently ranked as somewhat competitive, meaning well-priced homes draw attention but sellers must be strategic with pricing to avoid delays. If you're selling in Carrollwood, buyers have more negotiating room than in recent years, and price reductions and seller credits are more common than during the pandemic years โ work with an agent who knows current absorption rates by sub-neighborhood, not just the ZIP-code average.
I've walked buyers through both of these neighborhoods dozens of times. The right answer is almost never "which one is better" โ it's "which one fits your actual life."
