Custom Home Builders on Snell Isle: What to Know Before You Build
Thinking about building a custom home on Snell Isle? Here's what St. Pete's top waterfront island demands—FEMA zones, seawalls, costs, and how to pick a builder.
On the map
A wider view of the neighborhood and its boundaries.
I drove across the Snell Isle bridge the other day and counted four separate active construction sites in a single pass — cranes, concrete trucks, freshly poured slabs on elevated foundations. It's been that kind of year on the island. Search data confirms what I'm seeing on the ground: more people than ever are typing "custom home builders Snell Isle" into Google. So let's talk about what building here actually involves, because this is not a neighborhood where you call a generic contractor and wing it.
Why Snell Isle Draws Custom Home Buyers
Snell Isle was laid out in the 1920s by C. Perry Snell as St. Petersburg's showpiece neighborhood, and a century later it still is: an island of brick streets, Mediterranean Revival heritage, the Vinoy Golf Club, and some of the most valuable waterfront in Pinellas County.
The island currently has 34 single-family homes for sale and 9 lots for sale — and for anyone looking for a brand-new home, there are 14 new construction homes on the market, ranging from $1.7 million to $7.25 million.
The demand is real, and the pipeline of active builds reflects it.
Snell Isle is known for its elegant homes, palm-lined streets, and scenic waterfront setting, with a mix of historic architecture and contemporary residences offering a relaxed coastal atmosphere close to downtown St. Pete's dining, arts, and waterfront parks.
That combination — walkable to downtown, true waterfront, prestigious address — is hard to replicate anywhere else in Pinellas County.
What Makes Building Here Its Own Discipline
This is the part a lot of buyers underestimate.
Most of the island sits in FEMA AE flood zones. Waterfront lots carry seawalls that must be evaluated before design begins. New construction must meet current base flood elevation and Florida wind code, and permits run through the City of St. Petersburg with its own review process. A builder who works here regularly designs for all of it from day one instead of discovering it at permitting.
The City of St. Petersburg adds two feet of freeboard on top of FEMA's base flood elevation
— meaning your finished floor has to be higher than what most people assume when they look at the FEMA map alone.
Much of Snell Isle's housing stock is mid-century and sits below today's flood elevation. On the island's best streets, the cost of building often includes acquiring and demolishing an existing home first.
There are three distinct lot types here, and each one shapes the project differently:
- Brightwaters Boulevard open-bay lots —
the island's marquee address with long water views and full exposure. Builds here are engineered for wind and surge first, with elevated foundations and impact-rated openings as the baseline, not the upgrade.
- Coffee Pot Bayou and canal lots —
protected water, docks, and seawalls. A good builder evaluates seawall condition before design, coordinates dock permitting, and plans the home around the frontage so the water is the point of the house, not an afterthought.
- Golf-course and interior estate lots —
lots along the Vinoy Golf Club and the island's interior streets trade open water for space and privacy. Elevation and drainage still rule the design, and the 1920s streetscape deserves architecture that belongs on it.
What It Costs to Build on Snell Isle in 2026
A custom home on Snell Isle typically costs $300 to $650 per square foot to build, so a 4,000-square-foot home generally runs from about $1.2 million to $2.6 million, before the land. Open-bay estates on Brightwaters Boulevard sit above that range. The number moves with the flood zone, the seawall, the foundation, and the finish level.
Coastal new construction at base flood elevation plus freeboard — with impact windows, Hardie board lap siding, and a full hurricane strap schedule — lands in the $1.2M–$1.5M range for a teardown-and-rebuild
on an interior lot. Go waterfront, and the number climbs fast.
Here's the thing most buyers miss: building to current code actually pays off on insurance.
A new home built to current ASCE 7-22 code in coastal Pinellas, with an elevation certificate on file at BFE plus freeboard, carries significantly lower flood insurance premiums than an older home at grade. For a home on Snell Isle, that gap can be $5,000–$8,000 per year.
Over a 20-year ownership horizon, that's a six-figure swing in carrying costs — not a rounding error.
How to Pick the Right Builder for Snell Isle
Several builders are active on the island in 2026. Among them:
Mobley Homes Custom, described as one of Tampa Bay's most respected and most experienced homebuilders
;
Canopy Builders, active on prime corner lots with their Signature Series
;
Hughes Construction, building estate homes on the island's quieter streets
; and design-build firms like MTBH Studios,
which counts Snell Isle as a core neighborhood and builds throughout Cordova, Monterey, and Brightwaters Boulevards.
Trinity Custom Homes' Half Light House was named Best in Show at the 2024 SEBC Aurora Awards, the top honor across every custom home entered.
Classic Builders brings
more than 25 years of experience designing and building luxury homes across the Tampa Bay area.
The right choice depends heavily on your lot type. A builder with deep AE-zone experience who has already navigated the City of St. Petersburg's permit review process — and who can show you finished projects at your elevation requirement — is worth far more than a low bid from someone who will figure it out as they go.
The Real Estate Angle
If you're a buyer considering Snell Isle and wondering whether to purchase an existing home or build new, the math is worth running carefully.
Flood insurance costs on existing Snell Isle homes run $3,000–$7,500 per year depending on the elevation certificate and structure. A current elevation certificate is not optional here — it directly sets your premium.
A new build at proper elevation can meaningfully change that number year over year.
