Tampa Bay weekly: Rays one win from the World Series as buyer market deepens

Rays in ALCS Game 6 tonight, rates dip to ~7.26%, Tampa sellers outnumber buyers 2-to-1, Rays stadium deal signed & more. Oct 19 roundup.

By Luke Salm

If you live anywhere near Tropicana Field, you already know the energy crackling through St. Pete this week. The Rays are one win away from the World Series, mortgage rates just had their sharpest weekly drop in months, and the Tampa buyer's market hit a level of imbalance not seen since 2008. This is not a slow news cycle.

Here's everything that moved the needle in Pinellas, Pasco, and Hillsborough this past week.

๐Ÿ  Market data this week: sellers outnumber buyers two-to-one in Tampa

The headline stat from this week's Redfin September report is hard to ignore.

Florida house hunters haven't had this much negotiating power since the 2008 financial crisis, with 63 percent more home sellers than buyers nationwide, according to a new report on September real estate trends.

Tampa is one of the most dramatic examples in the country.

In Tampa, sellers outnumbered buyers by 103.7 percent, with 26,749 sellers and 13,134 buyers โ€” and Tampa experienced the second-largest monthly increase nationwide, with its seller surplus climbing 21.5 percentage points from 82.2 percent in August to 103.7 percent in September.

Let that sink in: for every buyer active in Tampa right now, there are roughly two sellers competing for their attention. That's not a correction anymore โ€” that's a structural shift in negotiating power.

Redfin data also points to a slowdown in Tampa Bay more broadly: pending sales are down 5.9% year over year, and homes are sitting on the market for an average of 70 days.

If you're a seller who priced based on what your neighbor got in 2022, those 70 days feel very long.

The September monthly stats from Florida Realtors haven't officially dropped yet for all three counties โ€”

monthly reports are generally released around the third week of every month, and the most recent full county reports available cover August 2026 for Hillsborough, Pasco, and Pinellas.

Watch for the September data package mid-week.

If you're trying to make sense of where your zip code sits in all of this, the home value calculator on this site pulls current comp data โ€” a better starting point than any automated estimate.

๐Ÿ“‰ Mortgage rates: the best weekly move in months

Rates gave buyers a genuine window this week.

The average interest rate on a 30-year fixed mortgage fell by 0.20 percentage points in the last week to 7.26%, according to the Mortgage Research Center โ€” down from 7.46% a week ago.

For borrowers who want to pay off their home faster, the average rate on a 15-year fixed mortgage is 6.48%, down 0.16 percentage points from the previous week.

What's keeping rates elevated despite that drop?

Mortgage rates have moved to around 7.28% this week, putting the 30-year fixed reading 0.11 percentage points below its week-earlier level โ€” but a 5.09% 10-year Treasury yield leaves borrowing costs elevated and argues against expecting a sharp further decline.

The takeaway for Tampa Bay buyers:

inflation numbers came in higher than expected this month, with even core inflation figures above what analysts anticipated

โ€” which is precisely why rate watchers are keeping expectations modest. A 20-basis-point weekly drop is meaningful, but we're still firmly in 7% territory. VA borrowers are seeing slightly better numbers;

the 30-year VA rate today sits at 6.77%

, which matters for the large veteran population across Pasco and Pinellas.

Run your own numbers with the mortgage calculator โ€” plug in current rates and see what today's payment actually looks like at different price points.

โšพ Rays in ALCS Game 6 tonight โ€” the Trop is ready

This is the moment. Tonight,

Game 6 of the American League Championship Series is scheduled to be played at Tropicana Field, with Game 7 set for Tuesday, October 20, if the Rays advance.

The Rays enter tonight leading the ALCS 3โ€“2 over the Cleveland Guardians, after sweeping the New York Yankees in the Division Series 3โ€“0.

The road back was dramatic:

the Rays returned to Tropicana Field in 2026 after spending one year away at George M. Steinbrenner Field due to storm damage caused by Hurricane Milton.

Playing a potential World Series clincher at a renovated Trop, in the city that's been fighting over that building's future for years, feels like a full-circle moment.

The 2026 Rays finished the regular season 98โ€“64, first in the American League East.

If you need a reason to be in St. Pete tonight, you have one.

๐Ÿ—๏ธ Development: Rays stadium signed, sealed, and now breaking ground-ish

Beyond the postseason drama, the off-field Rays story finally closed its long chapter of uncertainty.

The Tampa Bay Rays, City of Tampa, and Hillsborough County have reached an agreement for a $2.3 billion ballpark in Tampa โ€” with the Rays investing approximately $1.37 billion, Hillsborough County contributing $796 million, and the city providing $80 million.

Two other development notes worth flagging this week:

Downtown Tampa road closure starts Monday. Per the City of Tampa's website,

a downtown Tampa road closure is set to last two years, beginning October 20

โ€” tied to the THEA Expressway expansion. If you work or own property downtown, plan accordingly. The city's own site confirmed

a two-year traffic pattern change starts October 20 for the THEA Expressway Expansion.

Wesley Chapel YMCA nearing opening. Out in Pasco,

Wesley Chapel's $35 million YMCA is nearing its opening

โ€” a major amenity win for a submarket that has been adding thousands of new homes annually. If you're weighing the Wesley Chapel vs. Lutz question, community infrastructure like this moves the needle. My Wesley Chapel new construction guide has more context.

๐Ÿฝ๏ธ What opened (and what got a facelift) in Tampa Bay

A handful of genuinely noteworthy openings from the past few weeks:

Sirata Beach Resort, St. Pete Beach โ€” fully reopened.

Sirata Beach Resort has completed a $25 million transformation and joined Hilton's Tapestry Collection, with 228 renovated guest rooms and suites, a redesigned lobby, refreshed restaurants, and updated pool and outdoor spaces.

For those tracking the beach-corridor hotel market โ€” that's a signal that institutional money still sees upside in St. Pete Beach.

BayCare opens $33M proton therapy center in Tampa. Not a restaurant, but absolutely worth a mention for the Bay.

BayCare has opened a $33 million proton therapy center at St. Joseph's Hospital in Tampa, adding another option for cancer patients in the Tampa Bay region.

BayCare's broader cancer care network now includes radiation oncology programs at St. Joseph's Hospital, Morton Plant Hospital in Clearwater, St. Anthony's Hospital in St. Petersburg, and Winter Haven Hospital.

South Tampa gets a new dining anchor.

The Meeting House, located in the former Daily Eats space on Howard Avenue, brings lunch, dinner, and weekend brunch to South Tampa.

Howard Ave continues its slow-burn rise as a walkable dining strip โ€” good for Historic Kenwood and surrounding Pinellas residents looking to spend a Sunday across the bridge.

๐ŸŽ‰ Worth knowing: events on deck

The Bay has a busy end-of-October stretch ahead:

John's Pass Seafood Festival runs October 23โ€“25 at John's Pass Village & Boardwalk in Madeira Beach

โ€” one of the best free-admission festivals on the Gulf Coast, and worth the drive from anywhere in Pinellas.

Halloween on Central takes over Central Avenue in St. Petersburg on October 25

โ€” the street closes and the costumes get competitive.

Tampa Bay Coffee & Art Festival lands October 24 at the Florida State Fairgrounds.

And if you're watching the Rowdies:

Tampa Bay Rowdies hosted Detroit City FC at Al Lang Stadium on Saturday, October 17

in what could be a late-season positioning match with playoff implications.

๐Ÿ”ญ What I'm watching next week

  • Florida Realtors September county stats โ€” Pinellas, Pasco, and Hillsborough data should drop mid-week. I'll be watching median price movement and months of supply specifically. If supply crosses 8 months in Pinellas, that's a headline.
  • Rays Game 6 and possibly Game 7 โ€” tonight and tomorrow night at the Trop. St. Pete deserves this.
  • The Clearwater Sports Campus $300M expansion โ€” Tampa Bay Business Wire reported plans this month; details on scope and timeline are still thin but this is a Pinellas story worth tracking for the Countryside corridor.
  • Rate movement following this week's inflation data โ€” with core CPI running hot, any Fed commentary mid-week could push rates back above 7.40% before month end.

The honest take on this market: if you've been waiting for sellers to blink, October 2026 is that moment. Two sellers per buyer. Seventy-day average market time. Price cuts on nearly half of active Tampa listings. That's negotiating leverage that didn't exist 18 months ago.
