If you've driven down Adamo Drive recently, you've probably noticed that Ybor City's skyline looks genuinely different than it did a year ago. A 10-story residential tower just reached its full height. Another apartment building opened its doors in April. And a stretch of Tampa that spent decades as a forgettable industrial corridor is quickly becoming the most closely watched neighborhood in Hillsborough County.

Here's what's happening at Gasworx — and why it matters if you're thinking about buying anywhere near Tampa's urban core.

What Gasworx Actually Is (and How Far Along It Is)

The 50-acre revitalization is being led by KETTLER in partnership with developer Darryl Shaw and PPF Real Estate, and will ultimately introduce 6 million square feet of mixed-use space — including thousands of residential units, new office and retail space, a public park, pedestrian-oriented streets, and a new TECO Line Streetcar System stop.

That's the long vision. Here's where things stand right now:

La Unión Residences and Social Hall, a 317-unit building, was completed in 2024. The Stevedore — a seven-story mixed-use building with 390 residential units and 9,700 square feet of retail — officially opened to residents on April 1, 2026 and is currently leasing.

KETTLER has topped out Olivette, a 10-story, 376-unit residential building at Gasworx. The milestone was announced April 17, coming about a year after vertical construction began, marking the tallest residential building in the current phase.

A six-story office building anchored by Grow Financial is moving through interior buildout and is expected to deliver later this year. Plans also call for a 4,300-capacity Live Nation venue, expected to open in 2028, adding a mid-size concert format to the market.

At full buildout,

Gasworx is expected to include about 5,000 residential units, more than 500,000 square feet of office space and roughly 120,000 square feet of retail.

What Makes This Different From a Typical Apartment Complex

Most Tampa development drops a tower into an existing neighborhood. Gasworx is building the neighborhood itself.

Gasworx is transforming one of Tampa's most disconnected areas into a walkable district linking Ybor City with downtown and Channelside. Unlike Water Street, which rose on largely open land, Gasworx is being built within a historic neighborhood shaped by rail lines, brick structures and legacy infrastructure.

Ongoing infrastructure work includes development of the Paseo, a pedestrian-oriented retail corridor linking the marketplace to surrounding residential blocks, as well as continued realignment of the TECO Line Streetcar System to accommodate a new station within the district.

The building names aren't accidental either.

Olivette's name references the steamship Olivette, part of Henry Plant's fleet that once connected Tampa and Havana.

That kind of intentional storytelling signals a developer thinking about long-term place-making, not a quick flip.

What's Still Coming — and Why East Ybor Matters

Gasworx is only one piece of the larger Ybor transformation.

Developer Darryl Shaw filed a rezoning request with the City of Tampa to clear the way for "Casa Ybor" — a 25-acre, master-planned development anchored by Tampa General Hospital, focused on health care, residential, commercial and community-focused uses.

Zoning changes Shaw requested would allow for up to 2.9 million square feet of residential, office, retail and hotel space.

Over on the waterfront,

the 33-acre Ybor Harbor mixed-use development is set to play a key role in the future of pro sports in Tampa. The United Soccer League's Tampa Bay Sun announced plans for a 15,000-seat stadium and hotel that would anchor Ybor Harbor.

Beyond sports, Harbor plans call for 500,000 square feet of offices, 800 hotel rooms, nearly 5,000 new residential units and significant retail.

The short version: multiple large-scale, capital-backed projects are converging on the same corridor at the same time. That doesn't happen randomly.

What This Means If You're Buying Near Tampa's Urban Core

I want to be honest here: Ybor City isn't for everyone.

Parking remains limited, some streets still feel disconnected from the broader city, and the mix of nightlife-focused businesses versus residential living is still evolving.

Buyers need to walk the blocks, test the commute, and get clear on what life there actually looks like day-to-day — not just what it'll look like in 2028.

That said, the infrastructure math is hard to ignore.

Capital is concentrating around walkable districts, mixed-use density and projects that move beyond planning into real construction — from downtown Tampa to Ybor City — signaling where demand, infrastructure and long-term value are converging.

When a Grow Financial headquarters, a new streetcar stop, a Live Nation venue, and 5,000+ housing units all land in the same half-mile radius, the surrounding neighborhood reprices. It's already happening with scattered land sales near the district.

If you're looking at Hyde Park or Channel District prices and wondering where the next wave of Tampa urban appreciation might come from, Ybor and the blocks between it and downtown deserve a serious look. And if you own nearby already? This buildout is a tailwind.
