South Tampa's New Luxury Townhomes: What $1.2M Steel-Framed Homes Mean for the Market

OX Development just launched sales on a 13-unit gated townhome community on S. MacDill Ave — and it signals a real shift in South Tampa's supply picture.

South Tampa Just Got 13 More Reasons to Pay Attention

I drove down S. MacDill Avenue last week and noticed the site at 6526 S. MacDill Ave. was unusually active for a quiet stretch of South Tampa. Now I know why.

A wave of high-end townhome communities is rising across the Tampa Bay area, led by father-and-son developers Daniel and Samuel Ochstein of OX Development, pushing forward on four distinct projects spanning South Tampa, Beach Park, St. Pete Beach, and Citrus Park.

The project closest to the finish line is Palm Park — and sales just opened this month.

What's Actually Being Built at Palm Park

Palm Park is a gated community of 13 steel-framed townhomes at 6526 S. MacDill Ave. in South Tampa, with sales now launched and pricing expected to range from $1.2 million to $1.6 million.

That's not a typo. These are townhomes — not single-family estates — priced in the range that, a few years ago, you'd associate with a waterfront single-family home in Snell Isle or Old Northeast.

The community will offer three- and four-bedroom floor plans ranging from 2,600 to 3,100 square feet, along with a shared pool, and every unit will include a balcony, front porch, and rooftop space.

One detail worth flagging for buyers doing their homework:

steel framing plays a central role in the development strategy for Palm Park and Arete, which will be built using steel rather than traditional wood or block construction.

Steel framing is increasingly popular in Florida because of its resistance to rot, pests, and — critically — hurricane wind loads. It can also be a factor in wind mitigation inspections, which affect your insurance premium at closing.

Completion is targeted between November 2026 and January 2027.

Beach Park Is Next — And It's Much Bigger

Palm Park is just the opening act. The development team has an even more ambitious project coming right behind it in Beach Park.

In Beach Park, demolition of the former commercial building at 200 S. Hoover Blvd. wrapped up in May 2026, clearing the way for Arete — a community of 80 luxury townhomes — with groundbreaking expected within the next couple of months.

Eighty units of high-end townhome inventory in Beach Park is not a small number. Beach Park sits just north of the Gandy corridor and west of Hyde Park, and has historically had a very thin resale supply. Adding 80 new units — even at luxury price points — changes the calculus for existing homeowners in that zip code who are thinking about listing.

Ahead of upcoming sales launches, the development team is accepting reservations for both Palm Park and Arete.

What This Means for South Tampa Buyers and Sellers

If you're a buyer weighing South Tampa, here's the honest picture: this is a market that's been short on new product for years. South Tampa's core — Hyde Park, Beach Park, Palma Ceia, Bayshore — is almost entirely built out. The only way new inventory enters is through teardowns, infill, or projects like this one. So when a developer drops 80+ new townhomes into the area, it matters.

But South Tampa's premium neighborhoods trade well above that median, and the luxury townhome segment OX Development is targeting is essentially its own micro-market.

For sellers already in Beach Park or along S. MacDill: the arrival of fresh inventory at $1.2M–$1.6M doesn't automatically pressure your value downward. If anything, it validates the price floor and draws more buyer attention to the submarket.
