The Best Pasco County Neighborhoods in 2026, Ranked by a Local Agent

Pasco County's best neighborhoods in 2026 are Trinity, Wesley Chapel (specifically Epperson, Watergrass, and Wiregrass Ranch), Land O' Lakes, and — for buyers who want Florida Gulf Coast access at a lower price point — New Port Richey's historic Cotee River district. Each neighborhood serves a different buyer profile, and the right pick depends on your priorities: school district, flood risk, commute, or price per square foot.

Trinity: Pasco County's Most Established Neighborhood

Trinity is the benchmark. It's a master-planned community that grew up around SR-54 and Little Road in the 1990s and 2000s, and it has aged exceptionally well. Median home prices in Trinity (ZIP code 34655) were approximately $418,000 as of Q2 2026, per Stellar MLS data — up about 4.1% year-over-year.

What makes Trinity work:

  • Schools: Zoned for Seven Springs Middle and J.W. Mitchell High, both rated 8 out of 10 on GreatSchools. Elementary options include Trinity Elementary and Odessa Elementary on the Hillsborough County border.
  • Flood risk: Mostly FEMA Zone X (minimal risk). Flood insurance is typically not required, and that matters enormously post-Helene when coastal premiums spiked.
  • Commute: The Suncoast Parkway (SR-589) puts downtown Tampa about 30 to 35 minutes away under normal conditions. It's a toll road, budget roughly $4 to $7 each way depending on your exit.
  • Walkability: Limited. Trinity is car-dependent, but the newer sections along Trinity Blvd have added retail, restaurants, and medical services within a short drive.

Typical Trinity buyer: families relocating from Pinellas County who've been priced out of St. Pete or Clearwater and want a newer home with a garage, A-rated schools, and a manageable Tampa commute.


Wesley Chapel: Pasco County's Growth Engine

Wesley Chapel has added more housing units than almost any other Florida community outside of Miami-Dade over the past five years. The ZIP codes to know are 33543, 33544, and 33545.

Epperson is the headliner right now. It's a Crystal Lagoon community — a 7.5-acre man-made lagoon sits in the center of the neighborhood where residents can kayak, paddleboard, and swim in what amounts to a neighborhood-scale Caribbean resort. Homes in Epperson ranged from $360,000 for smaller D.R. Horton builds to $620,000+ for larger inventory homes in mid-2026.

Watergrass offers a more traditional master-planned layout with community pools, a fitness center, and direct access to I-75 via Wesley Chapel Blvd. Median prices here are roughly $430,000 to $450,000.

Wiregrass Ranch sits near the Shops at Wiregrass — Pasco's primary upscale retail anchor — and feeds into Wiregrass Ranch High School, one of the county's highest-rated high schools. Expect to pay $440,000 to $550,000 for most resale inventory.

Land O' Lakes (ZIP 34638 and 34639) doesn't get the marketing budget that Wesley Chapel does, but it consistently delivers strong value. Why buyers choose Land O' Lakes over Wesley Chapel:

New Port Richey (ZIP 34652 and 34653) is Pasco County's coastal city, sitting on the Pithlachascotee River ("the Cotee") where it meets the Gulf of Mexico. It's the most affordable of the neighborhoods on this list — and the most flood-exposed.

Median home prices in New Port Richey were approximately $298,000 in Q2 2026, per Stellar MLS, making it one of the most affordable Gulf-accessible markets in the entire Tampa Bay region. That affordability reflects real tradeoffs:

  • Large portions of New Port Richey are in FEMA AE and VE flood zones
  • Post-Hurricane Helene, flood insurance premiums in this area averaged $4,200 to $6,500 annually depending on elevation certificate results — a significant carrying cost
  • Some streets near the downtown riverfront saw Storm Surge Zone B and C designations from Pinellas/Pasco emergency management maps

That said, the downtown New Port Richey corridor along Main Street has seen genuine revitalization. The Richey Suncoast Theatre, local restaurants like Catches Waterfront Grille, and the Sims Park waterfront have brought new energy to the area. For buyers stretched on budget, Land O' Lakes is the most underrated pick in the county. You give up a little on school ratings and new construction shine, but you gain lot size and price that the Wesley Chapel master-planned communities simply can't match.

And if you're a remote worker who never needs to be on I-75 at 7:45 a.m., eastern Pasco — Zephyrhills, Dade City — is worth a serious look at prices that feel like 2019.
