Isla del Sol is the right call if you want resort-style condo living, a built-in golf and tennis community, and a lower price point that still puts you on the water. Tierra Verde is the right call if you need a private dock with deep-water, no-fixed-bridge Gulf access, want a single-family home, and have the budget β€” and the insurance tolerance β€” for a true luxury island property. These two ZIP-code neighbors (both 33715) feel like entirely different worlds the moment you cross their respective bridges.

Prices: What Your Money Actually Buys

The median sale price for homes in Isla del Sol over the last 12 months is $370,000, down 15% year-over-year β€” a meaningful correction that has buyers landing better deals than at any point since 2021.

The average price per square foot sits around $396, and condos dominate inventory with a median single-family sale price of roughly $330,000.

That softness is real, and I think it's mostly structural: Isla del Sol is condo-heavy, and Florida's post-SB 4D milestone inspection requirements have hammered condo values across the state. In the 33715 condo market (January–April 2026), the median sold price hit $345,000 β€” down 10.4% from April 2025 β€” and homes are averaging 109 days on market, up sharply from a prior five-year average of 65 days. Inventory is elevated, which means negotiating power is on the buyer's side right now.

Tierra Verde is a different universe price-wise. The median list price in Tierra Verde as of mid-October 2026 is $875,000 at $454/sq ft, with homes ranging from $445K to $5.59M.

Housing runs from 1970s–90s canal-front ranches to renovated bay-front estates and newer custom construction, with most canal-side homes featuring private docks with sailboat-depth water and direct access to Boca Ciega Bay, Tampa Bay, and the Gulf β€” all without fixed bridges. Prices run from around $700K for a standard canal-front home to $11M+ for bay-front estate lots.

Both markets are buyer-leaning in 2026. Tierra Verde averaged 120+ days on market in the 12 months ending early 2026, up sharply from prior years β€” reflecting the post-Helene/Milton insurance cost shock rippling through Pinellas waterfront communities.

Flood & Insurance: The Honest Truth

I will not sugarcoat this: both islands sit in FEMA Zone VE and/or AE. You need to budget for flood insurance as a significant line item β€” not an afterthought.

Tierra Verde, Bayway Isles, and Isla del Sol all carry Zone VE exposure β€” the most expensive flood category. Premiums of $4,000–$12,000+/year are common on the barrier islands, and some properties push higher after the 2024 storms. Private markets are thinner here, and post-Helene/Milton several carriers pulled back from VE exposure entirely.

Zone VE is found in areas directly facing the Gulf, such as barrier islands. The "V" stands for velocity hazard β€” meaning wave action in addition to flooding. That distinction matters at claim time: wave-action damage is categorized and settled differently than still-water inundation.

St. Petersburg is primarily at risk from coastal flooding, including hurricane storm surge, tidal flooding, and wave action. Coastal storms can push seawater inland with little warning, and properties in VE zones face the most severe exposure to breaking waves.

For Isla del Sol condo buyers specifically: your flood insurance is often wrapped inside your HOA master policy, but the devil is in what that policy actually covers versus what you need a separate HO-6 policy to fill. Before you write an offer, I pull the HOA's full insurance certificate and the building's reserve study β€” every time, no exceptions.

For Tierra Verde single-family buyers: get an elevation certificate on any structure built before 2000, and run a private flood quote alongside NFIP before you close. The spread can be significant.

Lifestyle & Who Lives There

Isla del Sol is organized around the Isla del Sol Yacht & Country Club. The community has a resort feel woven into everyday life, with an 18-hole golf course, seven lighted Har-Tru tennis courts, and a 76-slip yacht harbor with direct Gulf access in about 10 minutes.

Residents enjoy easy access to Pass-a-Grille Beach (2.3 miles) and St. Pete Beach (1 mile), panoramic views of Boca Ciega Bay and the Intracoastal Waterway, on-site dining and shopping at Isla del Sol Shoppers Village, and downtown St. Pete just 10 minutes away.

The buyer mix skews snowbird and retiree, but I also see younger professionals and golf-first buyers who want a maintenance-light condo with walkable amenities inside the gates. The average household income in Isla del Sol is $93K β€” solidly middle-affluent, not the upper-luxury demographic next door in Tierra Verde.

Tierra Verde is a different mood entirely. Tierra Verde sits at the southern tip of Pinellas County between Tampa Bay and the Gulf of Mexico, reached by the Pinellas Bayway, which gives the island a defined, low-traffic feel. The pace is laid-back and outdoorsy, with many residents centering their week around boating, beach time, and nature.

Tierra Verde's median age is 60.6, and 37.5% of residents are 65 or older. The primary buyer profile is retirees and empty nesters from the Northeast and Midwest relocating for waterfront lifestyle and Florida tax advantages. A secondary group: active boaters who prioritize the deep-water no-fixed-bridge canal access above everything else.

Local favorites such as Island Grille & Raw Bar, Tony & Nello's, and Billy's Stone Crab offer waterfront dining, rooftop sunset views, and a relaxed yet refined coastal ambiance. But for most shopping, medical, and daily errands, you are crossing the Bayway to the mainland.

Tierra Verde is an island community at the foot of the Pinellas Bayway where every street ends at a canal, a bay-front lot, or Fort De Soto β€” the largest park in Pinellas County. Private docks, deep-water canal access with no fixed bridges, and a retiree-paced waterfront lifestyle sit 15 minutes from downtown St. Petersburg.

Getting Around

Neither of these communities is for someone who wants to walk to coffee, a grocery store, or a bar. Both are car-dependent barrier islands.

Tierra Verde has a Walk Score of 2 out of 100 and is rated somewhat bikeable at 31 β€” functionally, almost every trip requires a vehicle.

The majority of amenities will be difficult to reach within a short walk, often requiring residents to use a vehicle or public transportation, and commute scores are low due to limited public transit access.

Isla del Sol fares slightly better because the Shoppers Village and the Yacht & Country Club are walkable from most condo buildings on the island. But "walkable" is relative β€” you are still driving to Publix, to a major hospital, and to downtown St. Pete. Isla del Sol is approximately five minutes from St. Pete Beach by car , and the interstate ramp for I-275 north toward downtown St. Pete and Tampa is accessible in under ten minutes.

Professionals working in St. Petersburg or Tampa represent a smaller share of Tierra Verde's resident base β€” the single-road ingress via the Bayway creates meaningful commute friction for downtown Tampa workers. If you're commuting to Tampa five days a week, factor that in hard.

Who Should Choose Isla del Sol vs Tierra Verde

Choose Isla del Sol if you are:

  • A condo buyer or snowbird who wants a turnkey, low-maintenance unit with golf, tennis, and marina access built in
  • Price-sensitive but still want genuine waterfront island living in Pinellas County
  • A value investor willing to ride out the condo correction and HOA scrutiny β€” well-priced units are sitting, and negotiated discounts are real right now
  • Someone who values proximity to St. Pete Beach, Pass-a-Grille, and downtown St. Pete without paying barrier-island single-family prices

Choose Tierra Verde if you are:

  • A boater first β€” the deep-water, no-fixed-bridge canal access is genuinely irreplaceable in Pinellas County
  • A luxury buyer or retiree with the budget for a single-family home (plan on $700K minimum for canal-front) and the financial capacity to absorb VE flood insurance costs
  • Looking for a private, quiet island pace with immediate access to Fort De Soto Park β€” one of the best park systems in Florida
  • A seller in 2026 who needs to price sharply and present immaculately, because days on market are long and buyers are running detailed insurance math before they commit

Both communities are wrong for you if you need walkability, want to avoid Zone VE flood costs, are commuting daily to Tampa, or are expecting rapid appreciation β€” the entire 33715 ZIP is in price-correction mode and insurance headwinds are real for all buyers.
