Tampa Bay weekly: Rays sweep Yankees, head to ALCS — plus a $2.3B stadium deal and rates holding at 7.4%
Rays ALCS bound, $2.3B Tampa stadium deal confirmed, Sirata Beach Resort reopens, mortgage rates hold at 7.4%, and condo supply hits 8+ months.
It's a Monday morning where the Rays are one series away from the World Series, the biggest stadium deal in Tampa Bay history just got a bow put on it, and mortgage rates are still sitting in the 7s — which means sellers who think the market "feels" a certain way need real data more than ever. Let's get into it.
Market data this week: rates sticky, inventory telling a two-part story
The average interest rate for a 30-year fixed-rate conforming mortgage is sitting at 7.457% as of this week, essentially flat from a week ago.
This week is CPI week — bond markets were closed Monday for Columbus Day — and the forecast direction is falling, though with low confidence.
The 15-year fixed is around 6.64–6.74% depending on the lender you're looking at.
At 7.42%, a $400,000 loan runs roughly $2,775 a month in principal and interest — or $2,220 on a $320,000 loan after 20% down.
That math is keeping buyers cautious, which shows up directly in local data.
On the ground in Tampa Bay:
the market continues to rebalance as rates remain elevated above 7%, with the median sale price for single-family homes in the Tampa Bay area sitting at approximately $420K in late September 2026 — a level that's held fairly steady for roughly two years.
Housing inventory for the region is at a 3.9-month supply — below equilibrium, but considerably improved from historic lows — and homes are sitting on the market longer, with listing prices being reduced and seller concessions becoming more common.
The condo story is a different chapter entirely.
Inventory levels vary sharply by property type: single-family homes remain relatively tight with around 3 to 4 months of supply, while condos in Pinellas County currently sit at over 8 months of supply.
If you're a condo seller in St. Pete right now, Zillow's Zestimate is almost certainly lying to you — check what real MLS comps say about your address before you price anything.
One quiet positive on the insurance side:
the Florida Insurance Guaranty Association is ending its 1% policy assessment early, effective October 1, 2026
— a small but meaningful signal that the state's carrier stabilization from 2022–2023 is continuing to take hold. Still,
county-level premiums with wind coverage average $4,063 in Pinellas, $3,525 in Hillsborough, and $2,756 in Pasco, per Florida's Office of Insurance Regulation.
Pinellas sellers: that's a line item your buyers are absolutely running before they make an offer. If you haven't done a wind mitigation inspection, it's low-hanging fruit.
The deal is done: Rays confirmed in Tampa with $2.3B ballpark
This one's been years in the making.
The Tampa Bay Rays, City of Tampa, and Hillsborough County have reached an agreement for a $2.3 billion ballpark in Tampa, with the Rays contributing approximately $1.37 billion, Hillsborough County putting in $796 million, and the city contributing $80 million.
That's a seismic anchor for Hillsborough County property values around the stadium footprint — think the kind of commercial and residential ripple effect that follows a major sports and entertainment district. If you're evaluating anything near downtown Tampa or the Ybor/Channel District corridor right now, this deal belongs in your calculus.
What opened (and what's coming) around the Bay
A few things worth knowing from the October roundup:
Sirata Beach Resort has completed a $25 million transformation and joined Hilton's Tapestry Collection, with 228 renovated guest rooms and suites, a redesigned lobby, refreshed restaurants, and updated pool and beachfront amenities.
For St. Pete Beach, a property at that scale committing that kind of capital is a confidence signal for the whole barrier island hospitality corridor.
A Canadian real estate firm struck an $84 million deal involving Largo apartments
— one of the larger multifamily acquisitions in Pinellas in recent memory, and a reminder that institutional capital hasn't stopped looking at this market even at elevated rates.
New apartments came online at St. Pete's $1 billion Echelon City Center
development this week. More supply entering the St. Pete condo and apartment market means renters have more options, and that eventually applies downward pressure on rents — which feeds back into the buy-vs-rent calculus for first-time buyers on the fence.
- In Pasco,
330 apartments broke ground in Pasco County
— adding to a development pipeline in Wesley Chapel and the surrounding corridors that continues to move faster than almost anywhere else in the metro. If you're curious what that growth means for buyers, this Wesley Chapel new construction guide breaks it down.
Part of a $145 million upgrade at St. Pete-Clearwater International Airport, plans are moving forward for a new 2,000-space parking garage and a 300-space surface lot, with the $57 million parking project slated to break ground in January 2027.
More airport capacity, more access — this feeds directly into the barrier island and Pinellas tourism-driven real estate thesis.
Sports: the whole Bay is alive right now
Let's be honest, it's hard to write about anything else.
The Rays swept their way past the Yankees to reach the 3rd ALCS in franchise history
— and they did it in three games, closing it out on the road at Yankee Stadium in Game 3.
Tampa Bay is playing in the ALCS for the first time in six years and will host their opponent — the Cleveland Guardians — starting Monday, October 12.
Victor Mesa Jr. had the swing of the postseason in Game 3, and the city is absolutely buzzing.
It didn't stop there.
The Tampa Bay Buccaneers topped Dallas on the road on Thursday Night Football, while the Lightning secured their third-straight win at home against the Minnesota Wild.
Undrafted rookie quarterback Jalon Daniels stepped under center for the Bucs without Baker Mayfield
and
Tampa weathered a late Cowboys rally, intercepted Dak Prescott late, and secured the win 24–16.
Three franchises, three wins, one week. This city's sporting identity is doing exactly what property values love: creating national profile.
What I'm watching next
A few things on my radar heading into the rest of October:
CPI data lands Wednesday. The October 14 CPI print will likely set the tone for whether rates make a meaningful move before the end of the month. A softer number could finally give the 30-year some breathing room below 7.3%. A hot number and we stay stuck. Either way, I'll have updated read on what it means for the fall buyer market.
Pinellas condo market stress. Eight-plus months of condo supply is the number I can't stop looking at. That's not just a buyer's market — in some zip codes, it's a buyer's leverage market. If you own a condo in Old Northeast, Shore Acres, or Snell Isle and you've been thinking about selling, the conversation about timing matters more right now than almost any other factor. I'd rather you have that conversation with real comps in your hand than a Zestimate on your phone.
Rays ALCS = Tampa Bay housing spotlight. Every time this market lands on national sports television, I see an uptick in inbound buyer inquiries from out-of-state. It's not a joke — 2020 Lightning Cup run, 2021 World Series, both correlated with search spikes. Worth watching.
